Türkiye: a gateway to residency and opportunity for investors

For an investor, Türkiye's appeal rests on two things: a real regional position and a citizenship route that still functions. Both deserve examining properly.

The regional position

  1. Between three markets — Europe, the Middle East and Central Asia, with short flight times to all
  2. A customs union arrangement with the EU for industrial goods, which shapes manufacturing and export logic
  3. Substantial manufacturing base — textiles, automotive components, white goods, food processing
  4. Major ports and a large aviation hub

Point two is the one that distinguishes Türkiye from other non-EU destinations: goods manufactured here can access the EU market under the customs union in a way goods from most third countries cannot. For manufacturers and traders that is a concrete advantage, not a talking point.

How the investment route works

The principal path is investment leading to citizenship rather than to a renewable permit. Qualifying categories typically include property purchase above a threshold, fixed capital investment, bank deposits, government bonds or investment fund units held for a defined period.

Three features to understand:

  • A holding period applies — the asset or deposit must be maintained for the defined term, with a restriction noted on the title deed for property
  • Official valuation is required for property, and the valuation rather than the contract price determines whether the threshold is met
  • Payment must be made through the banking system and, for property, generally converted through the central bank mechanism

The valuation requirement exists because of a real abuse: properties being sold to foreign buyers at inflated prices to reach the threshold. Assume the valuation will be lower than the asking price, and budget accordingly.

Four risks to price in

  • Currency — model returns in the currency you will spend, not the local one
  • Overpricing in the foreign-buyer segment — a parallel market with prices above what locals pay
  • Seismic and building compliance
  • Regulatory change — thresholds and terms have been revised before

Risk two is the most common way foreign buyers lose money here: buying in a segment priced for foreigners and later trying to sell into the local market.

Frequently asked questions

Why do investors view Türkiye as a gateway?

Investors value Türkiye's strategic location between Europe, the Middle East and Central Asia, its large domestic market, established manufacturing base, and a citizenship-by-investment route that can lead to a passport within a relatively short time.

Who can be included in Turkish citizenship by investment?

The main applicant can usually include a spouse and children under a set age. Parents are generally not included and would need separate routes. Each family member receives citizenship upon approval of the main application.

What investments qualify for citizenship?

Common qualifying investments include purchasing real estate above a set value and committing to hold it for a minimum period, placing deposits in Turkish banks, buying government bonds, investing in capital funds or making job-creating business investments.

What are the risks of Turkish property investments?

Risks include overvalued properties, currency fluctuations, changing thresholds, restrictions on reselling within the holding period and developer reliability. Independent valuations and legal checks are essential before purchase.

Does Turkish citizenship allow dual nationality?

Türkiye generally permits dual citizenship. Applicants must check whether their home country allows it. Vietnamese applicants should review Vietnam's nationality law before applying, as retaining Vietnamese nationality may require special permission.
